Last night was the inaugural MGM (Monthly General Meeting).

We met at the Longueville Pub.

A great little crew of Dads attended & I am planning next months already.

I think perhaps I will add a 'play pool' theme...& I do have a few other ideas to float past the Dads.

There is a collective need it seems for Dads to meet & just chat.

I am however a fan of the extraordinary & am certainly a fan of seeing someone like Paul Potts sing. The guy is is truly amazing.

What a fantastic story to go with his talent too.

Now I am one month into my renaissance I have just set in place another objective.

Sounds all very business like but its actually quite the opposite.

After the test night 2 weeks ago I will be sending out invites to my MGM (Monthly General Meeting).
Essentially a blokes night & an excuse to come out drink a beer, enjoy a snack & a good yarn.
I am convinced this doesnt happen nearly enough these days...its the perfect way to meet other Dads, to shoot the breeze & to generally relax.

Not only is this going to be fun but most of Sydneys big business decisions are often made in the pub!

This really is the magic word this week.

I have had two calls from two mates from different industries & living in different countries this week.Both of them talking about how key it is (& indeed satisfying)to have that constant flow of business & good clients.
I agree 100% & often even with effective marketing strategies in place things do just take time.

I always say the universe is neutral & all the real struggles actually only occur in our own mind.

Self belief & a solid action plan is really just the beginning...

With 2010 almost fading into history - what does 2011 hold for Sydney's prized Real Estate market?

Keen punters will know property has a 7 year cycle - ie earlier this decade 2003 experienced a boom & earlier this year we saw the most recent evidence of a boom coming to an end around or just after Easter.

My pick is that there will not be significant capital growth for at least 2 years.I would say we have entered a consolidation phase & that will remain the case for some time to come.While everyone wants to make a capital gain on their property,its important we move into a 'trading market' - this greatly reduces the chance of a property bubble & the inevitable bursting of said bubble!

Interest rates are forecast to remain stable for at least a few months to come - however I am sure we will have further rises in the second quarter of 2011.

As long as China keeps hammering along & demanding Australian raw materials our economy will remain the envy of the world (that's not a green light to spend it all Mr Swan)& Sydney remains in my opinion the best city in the world to live.

I raise my glass to a fabulous first quarter 2011...CHEERS!

The best in any industry know their strengths & weakness` - they take steps to address their weakness & turn it into a strength or they get even smarter & find someone that can cover their weakness for them.

Case in point - my role is list & sell real estate.Simple.I am at my best in front of clients looking to either list with me or buy stock I have listed.Put simply the more time I spend doing that & not getting bogged down with various admin tasks (or the many online distractions available to us all) the more productive I am,the more money I make & the happier I am.

Having the courage to identify your strengths & weaknesses` is the first step.Often easier said than done.

With another year fading into the rear view mirror 2011 has to be about focusing on our strengths,acknowledging our shortfalls & having the fortitude to take action!

Aussies buy US real estate

With our dollar at parity with the US - American homes have never been better value.

This agent would warn though - what may seem appealing & a bargain may in fact be a money pit.

The US market is vastly different to Australia's on many levels.

My advice is do some serious research before any commitment!

I would say - don`t just buy through a broker sight unseen...get to the US & do the groundwork yourself.

Every property is only worth what someone else is prepared to pay.

Everyone is entitled to their opinion however an opinion will never buy a property - only a buyer can do that!

Its a simple concept but I still see some people challenge this fact & waste a huge amount of energy doing so.

The banks

Last weeks RBA interest rate rise & then the banks independent rate rise (at least CBA-the others will surely follow) has really stirred up both the media & some sections of the public.

I noticed some usually calm & collected commentators going into meltdown over this.

From a personal standpoint - I agree its far from ideal being held hostage by the banks - but after all is said & done its us that borrow the money. We make that choice.
We need to deal with that...accept it.

From a professional stand point - we are all happy to (& EXPECT TO) make a capital gain on our residential & or investment property...the reality is most people could not do that without the help of a bank.

My advice - direct energy into something you can change...& feel good about that!

The ability for average Joe to comment on news articles has in my opinion totally lost its relevance.

The type of person that makes comments is exactly the type of person that needs to read more & not just newspapers.Comments are made on almost any story whether its sporting or business & almost always the comments are negative & ill informed.

Take this article for example - talking about how the RBA has resisted putting interest rates up.

This hysteria regarding a "housing crash" is just that...hysteria.

People need to understand the fundamentals of both the economy & the housing market before they jump to emotional conclusions.

While some deals come together better & quicker than others I always do my utmost to get the very best result for my vendor.

Here is some kind words from one of my happy vendors this week -

I had approached John noting his success in the complex I held a unit in. He came back to me immediately and provided an honest appraised and informed me fully of the market and potential. He was very familiar with the market and particular complexities of the units term leases. John had set my expectations realistically and we agreed a price to go to market at and a settlement price. Whilst an offer was made near the price I was prepared to settle at John advised to hold as he felt he could do better – he did, he achieved the full marketed asking price within several weeks, well above my expectations.

With an interest rate rise tipped to occur very soon some buyers are hoping the market will 'come back'.

I see media reports claiming we are moving back to a buyers market.

Without waffling on too much it must be remembered just how segmented the Sydney market is.
The Northern Districts & Lower North Shore where I live & work remains very robust.Effective transport links,top schools & larger blocks make for good value. Combine this with a lack of well located quality stock & prices will remain steady for some time to come.

A home on a busy road will nearly always exclude a certain amount of people from the buying pool.

If however you don`t mind trading traffic noise for location - you can secure something at a significant discount.

This is something that buyers find very frustrating.Spending money on a building & pest report only to miss out on the property at Auction.

While there has been dialogue from the Gov`t saying vendors should be made to get one completed for buyers to view, I`m not sure if that's the answer.

I am in favour of vendors doing all they can to show the 'health' of their property for sale. I think having a report done for buyers to access is a good idea. This, however is not always the complete solution. In some instances I have had vendors having a report for buyers to view & the buyers not trusting that report.
